Clean & Seal –Step By Step

When many homes in Southern California had concrete pavers incorporated into their landscapes, the original installation included a topical sealer. Over time, the sealer and pavers can begin to look tired, faded and suffer from weed growth into the joints. A professionally executed Landmark Clean & Seal can restore your paving stones to looking like new and protect the investment you’ve made in your home’s landscape.

Step #1 – Site Preparation

Upon arrival, the Landmark Clean & Seal Technician carefully examines your home’s exterior prior to undertaking a Clean & Seal job at your property. We craft-paper-protect, tape and seal off up to four feet of house siding in close proximity to the intended work area. We lay down protective visqueen as needed and cover plants and windows that might be in the line of sealant overspray. When your home is properly prepped, we begin the Clean & Seal process.

Step #2 – Stripper Application

Before any new sealer can be applied, the old sealer must be removed from the paving stones. New sealer should never be applied on top of old sealer, as “clouding” the result. Clouding is a condition by which water is trapped between the bottom layer of sealer and the new layer of sealer.

Removal of old sealer is perhaps the most difficult step in the Clean & Seal process, as both chemical and physical removal methods are required. To achieve optimum results during this step, Landmark Clean & Seal applies a soy based stripping product. Soy based stripping agents are non-toxic, environmentally friendly, and will not harm pets, people, or plants. The gel stripper is simply applied with a roller and left on the surface for a period of two or more hours to break down the old sealer.

Before any new sealer can be applied, the paver surface must be thoroughly cleaned. In most cases, the use of a high-pressure, high-volume, high-temperature pressure washer will be used. In some instances, a chemical cleaning agent may be applied to lift stubborn stains. Usually, a simple over-the-counter pressure washer will be insufficient to properly clean a paver surface. Landmark Clean & Seal uses specialized equipment capable of generating four gallons of high-pressure, high-temperature water per minute. During the cleaning process, most of the joint sand between the pavers will be forced out from between the pavers, along with any dirt, weeds, and plant material.

Step #6 – Wet Sanding

The pavers are then “wet sanded” to push the joint sand into place. Wet sanding paver joints is a bit different from dry sanding, in that a compactor is not used to vibrate dry sand between pavers. Instead, a wet sanding nozzle is attached to the pressure washer and used to force wet sand in between the pavers. A properly sanded paver project will leave the paver surface clean of sand. It will also leave the sand level at 1/8th inch below the lip of the paver, the ideal sand level for re-sealing the pavers.

Once the joint sand is properly in place, the newly cleaned paving stones can be sealed. Because we use Seal n’ Lock's two-part epoxy super wet sealer, there is no need to let the surface dry out. The sealer is applied liberally, making sure that the new joint sand is thoroughly saturated.

Step #8 – Sealer Knockdown

Any sand left on the surface of the pavers is blown and swept loose so that it does not adhere to the surface of the pavers. Your newly cleaned and sealed pavers are then ready for use within 24-48 hours.

Clean Pavers & Water Reclamation

A beautiful paver restoration starts with a proper cleaning. Professional cleaning requires the right equipment. Simply pressure washing won't get the job done. To adequately clean interlocking pavers, four essentials must be addressed:

  • Flow Rate (gallons of water that can be applied to the paver surface per minute)
  • Temperature (cleaning water must be heated to at least 200 degrees)
  • Pressure (water pressure must be 2000 - 3500 psi depending on the paver)
  • A quality and well-maintained Rotating Surface Cleaner

Sufficient water (¼ use of a 500 gallon water tank is extremely important) must be applied and properly reclaimed from the surface at the optimum temperature and with the proper pressure to adequately clean the surface without rutting, gouging or exposing aggregate on the pavers. Hot water under pressure also serves to eliminate harsh chemicals that can harm the environment. Because the Clean Water Act mandates that waste water not be introduced into the storm drain system, Landmark Clean & Seal uses a special water recovery system to capture and filter waste water for reuse.
